Columbus-Area Association Dues on the Rise
Living in a condominium or planned community is becoming more expensive. Dues for homeowners and condominium associations are on the rise - by as much as 70% in the Columbus area.

The average HOA and condo fees of central Ohio homes listed on Redfin are $282 a month, up 14% from two years ago, according to the listing service.
On Realtor.com listings, the average Columbus-area fee is $201 a month, up nearly 40% in the past year but still below the $307 a month national average.
"HOA dues in Columbus are considerably lower than the national average … but rising quickly," Realtor.com Senior Economist Joel Berner said.
Berner noted that average HOA dues in the Columbus area have risen 57.4% in the past five years, compared with 20.1% nationally.
These fees typically cover costs related to the common elements of the property - everything from removing snow and ice from shared sidewalks to insurance to repairing exterior lighting. As those costs have increased, property associations have had to pass on those increases to their owners in the form of higher dues.
Ohio law governs planned communities and condominiums and gives associations the right to assess fees to property owners. Each association is also governed by its own declaration, bylaws, rules, or regulations - which may also impact the fees charged to an owner.
