Do You Need to Register Your Rental Property?

Many Ohio landlords are unaware that state law requires all owners of residential rental property to register with the county auditor.  If the property owner is located out of state, the landlord must also designate an in-state agent to accept service of process. Owners can be fined up to $150 for non-compliance.

The statute is designed to assist with the enforcement of property maintenance violations. If an owner cannot be found, it can be difficult to resolve such violations in an efficient and timely manner.

Franklin County landlords may register online, while other Ohio property owners should contact their county auditor. Non-owners may also report properties for noncompliance.

Even if there is no statewide registration requirement, municipal ordinances may require property owners to register their rental properties. For example, Little Rock requires all rental properties to be registered with the city and renewed annually.
